- Developers want to build up to 270 feet high at 1012
Concordia Avenue
- This site was originally designed as part of Concordia
Planned Unit Development (PUD) to be built up to 65 feet
high.
- The site owners previously obtained a height limit increase
to 120 feet in 2020 and then to 160 feet in 2023, so this
third increase to 270 feet would result in a height more
than 4 times what was originally planned for this lot.
- A building of this size would also be the tallest building
in the city outside of Downtown, West Campus, and The
Domain. It would be more than 3 times taller than anything
in the Hancock neighborhood, and even 3 times taller than
anything in the high-density Mueller Development.
- This site is entirely surrounded by residential uses, most
of them in single-family houses, an area not likely to
develop the amenities and mobility alternatives required for
quality higher-density living. The requested rezoning would
therefore provide entitlements for the developer without
corresponding benefits for the neighborhood, community, or
city. There are other sites even in Hancock better suited
for this type of development, and few sites more
ill-suited.
